&lt;p&gt;It's about not having any other &quot;stuff&quot; around you to count on. It's about depending on Him for everything.&lt;/p&gt;
&lt;p&gt;It's about having mountain-moving faith to make a difference in the lives you have been entrusted to help. God will take care of you when you take care of His children.&lt;/p&gt;
&lt;p&gt;Our success never comes from our real estate transactions or even our clients.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;New Lending Policies Announced by FHA&lt;/strong&gt; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;If you've been listening to the housing news, you've probably heard about some lending changes that were announced by the Federal Housing Administration (FHA). While many of the news reports were confusing, the truth is pretty clear...and isn't as bad as some people may have heard.&lt;/p&gt;
&lt;p&gt;Overall the measures announced by the FHA are intended to help the organization better manage its risks and strengthen its capital reserves, while still providing home loans to the nation.&lt;/p&gt;
&lt;p&gt;The good news, as FHA Commissioner David Stevens stated recently, is that &quot;by continuing to provide affordable, responsible mortgage products, FHA will support the housing market's recovery&quot; and &quot;remain the largest source of home purchase financing for underserved communities.&quot;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;What's Changing?&lt;/strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If you or someone you know is considering an FHA loan, some of these changes may affect you. Here's a clear, concise rundown of the major changes and what they mean:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;1.&lt;/strong&gt;&lt;/strong&gt; Increased mortgage insurance. The mortgage insurance premium (referred to as private mortgage insurance by many people) will be increased from 1.75% to 2.25%. This change will add some cost to purchasing a home, but will not overburden consumers since the mortgage insurance is paid over the life of the loan, rather than upfront at closing. This change will become effective on April 5, 2010.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;2.&lt;/strong&gt;&lt;/strong&gt; New down payment and credit score requirements. According to the new policy, homebuyers who have a credit score of at least 580 may still be able to purchase a home with 3.5% down, but those with credit scores of less than 580 will be required to put down at least 10%. This change is designed to help the FHA balance its risk, while still providing affordable down payments for consumers with a history of good credit and responsibility.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;3.&lt;/strong&gt;&lt;/strong&gt; Reduced seller concession. Basically, this change means that the person selling the home will now only be able to offer the homebuyer 3% to help defray closing costs, as opposed to 6% under the previous policy.&lt;/p&gt;
&lt;p&gt;In addition to these changes, the new policies contain a series of new measures aimed at increasing lender enforcement.&lt;/p&gt;
&lt;p&gt;The bottom line is that the changes will impact some homebuyers more than others. But in the end, the FHA is still committed to providing affordable home loans.&lt;/p&gt;

&lt;p&gt;A year ago we had inventories of homes that ranged from 6 months to 2 years.&amp;nbsp; Gone is that inventory.&amp;nbsp; Good houses are being sold quickly.&amp;nbsp; Sometimes in days.&amp;nbsp; It is not unusual for a house to only last 2 weeks to under a month.&amp;nbsp; A year or so ago we wouldn't take a listing for less than a 6 or 9 month period.&amp;nbsp; We would not think of accepting an offer with a contingency to sell.&amp;nbsp; Now those offers are being accepted.&amp;nbsp; The market has shifted because of the first time home buyer tax credit.&amp;nbsp; The market has improved.&lt;/p&gt;

&lt;p&gt;The roaring 90's are over.&amp;nbsp; We lived thru it.&amp;nbsp; The age of using your house as a bank is over.&amp;nbsp; It's time to pay up or pay the piper as they say.&amp;nbsp; We as real estate agents and home owners have to accept that prices are going to be much lower for years to come.&amp;nbsp; That we may have to stay in our homes for years to come because we are upside down.&amp;nbsp; The market has changed and accepting it, adapting to it will help us survive.&lt;/p&gt;

      <description>&lt;p&gt;Northern Michigan has always been in a little pocket all of its own.&amp;nbsp; We tend not to be subjected to most of the doom and gloom that the rest of the state has been experiencing.&amp;nbsp; Some may ask - Why is that?&amp;nbsp; Well, I will tell you why.&amp;nbsp; We have several advantages in our area.&lt;/p&gt;
&lt;p&gt;Our region has a fantastic entrepreneurial&amp;nbsp;spirit, better focus on the quality of life and a better workforce.&amp;nbsp; I believe that these are three key elements to why we will see recovery faster than any other region in Michigan.&lt;/p&gt;
&lt;p&gt;In December, Michigan Economic Growth Authority approved a state tax credit for Traverse City's Skilled Manufacturing, Inc.&amp;nbsp; This created 168 jobs which included 78 new positions.&amp;nbsp; This credit will allow the company, which previously been primarily focused on the auto industry to now diversity into the aerospace market.&amp;nbsp; It may only look like a baby step in the grand scheme of our state wide but it is the best news that our state has had in the recent past.&lt;/p&gt;

&lt;p&gt;Just remember that simply learning to learn or learning to please someone else's &quot;requirement&quot; of you doesn't serve you nearly as well as learning to improve your ability to take appropraite action.&lt;/p&gt;
&lt;p&gt;I think it's perfectly OK to be selfish with your time . . . especially when it comes to learning.&lt;/p&gt;
&lt;p&gt;Oh yeah! I have NO problem with all those letters after folk's names n their business cards (GRI, CRS, ABR), and I applaud those folks who have endured the coursework to earn those (I have accomplished most of them myself) . . . yet I sometimes wonder if those letters came as a result of learning to take action . . . or to stuff the resume? :-)&lt;/p&gt;

End of Story right? Wrong!- On Tuesday afternoon I received this call inquiring on the property. You say no big deal right? happens all the time, right? Well because the Land&amp;nbsp;was expired and because we sold a small portion previously I explained to the potential Buyer I would need to get with the Seller and would call him back. Spoke to the Seller and got the go ahead. Seller was very excited. I went to my trust worthy phone to retrieve the number and my stupid phone would not let the number go through. After several hours on the phone with my cell phone provider and pulling one strand of my hair out&amp;nbsp;at a time. I finally got someone at the cell phone company who had it going on! See this number on my cell wasn't your average 10 digit number. This number was 15 digits long.&lt;/p&gt;
&lt;p&gt;This customer service person explained that the number I had coming in sounded like another country. She told me to add an additional three digit number to the number I had and I would be good.&lt;/p&gt;
&lt;p&gt;I finally got someone on the phone. I told the person who I was and why I was calling. I had actually spoken with her husband. I asked the lady if she didn't mind where was I calling? Bearing in mind I live in Dalton, GA and my property is located in Lula, GA - - She said sure no problem - You have actually called Germany.&lt;/p&gt;
&lt;p&gt;I was so blown away! I have forwarded the plat and information which is being reviewed and hopefully will develop into something but, my whole point and the reason I wanted to share is the fact that we as Realtors are truly accessible all over the world and when we list properties for our customers can say without question that we will truly be marketing their properties not just in their hometowns but, clearly all over the world.... &lt;p&gt;&amp;nbsp; I recommended they look at a 203k loan.&amp;nbsp; I got one of those looks you get when someone thinks you are talking to them in a strange language.&amp;nbsp; I explained to them the basics of the loan.&amp;nbsp; It is a mortgage where the bank gives them a loan for the the home and the needed repairs to the home all rolled into one.&amp;nbsp; Once approved for the loan and you close; the bank will give you the money for the repairs as the job(s) are done.&amp;nbsp; You will have to have the work done by a licensed contractor(s) depending on what needs to eb done.&lt;/p&gt;
&lt;p&gt;&amp;nbsp; What is the catch? The catch is you cannot do the work yourself.&amp;nbsp; Unless you are a liscenced contractor in that field.&amp;nbsp; And you have to do the work or you are subject to penalities for not having it done within a specified time frame.&amp;nbsp; In the ones I have done depending on the extent of the work anywhere from 30 to 60 days&lt;/p&gt;
&lt;p&gt;&amp;nbsp; The program is designed to help revitalize neighborhoods.&amp;nbsp; The contractors like it becasue they know they are going to get paid for the work.&amp;nbsp; In the few cases I have used it,&amp;nbsp; the attorney held the money for repairs.&amp;nbsp; As the contractor finished the job they submit an invoice to the attorney.&amp;nbsp; The attorney would disperse the funds to the contractor upon proof of the work being done.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp; Is this loan for everyone?&amp;nbsp; Probably not.&amp;nbsp;But if you are looking at a home...have the down payment but feel the work is just to much to handle;&amp;nbsp; do yourself a favor and look into the loan program.&amp;nbsp; For my buyers they are so grateful they can get into their dream house now.....&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;

Physician diagnosis has been a difficult task because mesothelioma symptoms are so similar to other, less serious conditions. According to studies performed by manufacturers, the use of cotton fiber can reduce annual energy costs by 25 percent! These options will provide a safe and healthy home, free of any damaging materials.&lt;/p&gt;
&lt;p&gt;Recently, congress passed the American Recovery and Reinvestment Act into law. Included in this act were extensions to the tax incentives placed for energy efficiency in 2005, as well as new credits for homeowners who remodel or build using eco-sustainable methods. Some of the measures that are eligible for tax credits include added insulation to walls, ceilings, or other part of the building envelope that meets the 2009 IECC specifications, sealing cracks in the building shell and ducts to reduce heat loss. &lt;p&gt;Cathy Fantulin a house owner residing in Fort Bragg complained, &amp;ldquo;Our loans just keep getting sold over and over.&amp;rdquo; Her predicament typifies a national tendency. &lt;/p&gt;

&lt;p&gt;According to the Associated Press unemployment is currently the prime reason for defaults and delinquencies in home loans. &lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;&lt;a href=&quot;http://www.foreclosure1.com/sub-prime-loans.php&quot;&gt;sub-prime loans&lt;/a&gt;&lt;/strong&gt; contracted during the housing boom are no longer the culprits.  The figures given by Mortgage Bankers Association and reported by AP showed that of the new foreclosures during the previous quarter showed that 33% of the borrowers came from those with fixed rate mortgages. In the previous year the proportion was 21%. The sub-prime mortgages were the prime culprits for the fiasco. Fantulin said, &amp;ldquo;We were upper-middle class before all this.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;Till recently Fantulin together with her husband could manage the mortgage on their house with their joint income. Trouble started when they contracted a second mortgage to meet certain medical expenses of their child. Subsequently she suddenly became jobless after falling ill. Currently she is surviving on the benefits of Social Security and part time work that hardly suffices to meet her house commitments.&lt;/p&gt;
&lt;p&gt;Representatives from various regional banks, lawyers and financial counselors were present at the workshop attending 3 panel talks. Individual house owners were counseled. There were many reasons behind the troubles of the house owners &amp;ndash; some had lost jobs while others were battling with the high rates of sub-prime mortgages. They had all gathered to deal with the harsh reality of the collapsed real estate market &amp;ndash; it being one of the main causes for their debts and inability to pay it.&lt;/p&gt;
&lt;p&gt;Marty Lombardi of &lt;a href=&quot;https://www.savingsbank.com/&quot;&gt;&lt;strong&gt;Savings Bank&lt;/strong&gt;&lt;/a&gt; said, &amp;ldquo;Fannie Mae has come down to our banks and all the institutions and mandated that we work with borrowers that we forge programs and alternatives for you that only represent 30 percent of your income, where the mortgage that wasn&amp;#8217;t affordable is now affordable. The banks are finding their way. They&amp;#8217;re being pushed by the legislators, but they&amp;#8217;re finding their way right now. So what you were told a month ago &amp;#8230; is not today&amp;#8217;s reality.&amp;rdquo;&lt;/p&gt;
