Christine - While I like all of your reasons, I'm completely sold on the first two!

I love getting those emails when a client uses a home warranty.  I'll take a happy client over an angry one any day of the week!

Christine, I agree, home warranties are a must.  Most of the time I can get the selelrs to pay for it when I'm on the buy side.
